FPA provided site engineering and land development design services to develop a residential subdivision of a 133 acre ± tract in Marlboro Township, Monmouth County.  Services included boundary and topographic surveys, planning design, NJDEP freshwater wetland permitting, NJDEP stream encroachment permitting, NJDEP simplified water main extension permitting, subsurface soils investigations and laboratory testing for future individual subsurface sewage disposal systems, individual subsurface sewage disposal system design and permitting, stormwater management design, plat preparation, individual lot grading plan design, construction stakeout, final as-built surveys, and expert witness testimony.  The layout and design of the subdivision maximized the potential lot yield due to environmental constraints and severe steep slopes.  The grading of the subdivision was designed to minimize earthwork while preserving the rolling terrain and existing wooded features of the tract.  The project provided a yield of 25 residential lots and two open space/stormwater management lots with an average residential lot size of 3.1 acres.
