Beachfront North Condominiums

French & Parrello Associates (FPA) was retained to provide geotechnical and structural engineering services for the design of the foundations and structure of three four-story condominium buildings for a major townhouse development along the waterfront. This resulted in the elimination of a pile supported foundation and substantial cost and time savings for the development. Geotechnical services included test borings advanced to depths ranging from 25 to 50 feet. The geotechnical report included the subsurface conditions encountered and engineering recommendations for the use of shallow foundations made possible by the application of dynamic compaction to improve the existing soil conditions.
 
The structural engineering component included partial structural engineering design and drafting for the three new condominium buildings and engineering design for a Clubhouse. The condominium buildings have a concrete slab on grade with concrete retaining/basement/foundation walls. The lowest supported level of each building is supported on steel beams and high strength concrete columns designed by FPA.  We coordinated this floor and foundation design with a cast-in-place Hambro floor joist system, prefabricated cold formed framing load bearing walls, and a complex prefabricated wood truss system.  The high winds of this coastal location were resisted by a combination of reinforced masonry shear walls and cold formed strap bracing coordinated with the wall panel manufacturer.  FPA also provided construction monitoring field services including soil dynamic compaction, soil bearing, and concrete testing.
